talking What paperwork do i need to buy land and build a house in thailand?

    Hi Everybody,

I am new to this forum, I found it via google lol. I am at present back in the uk but i go out to thailand twice a year to see my fiancee, When she has finished her university course we want to get married. We want to buy some land near her parents home and then start the long process of building a house there (Well i will have to pay thai builders to do it while i stay in the uk to work to fund it all lol). Please can some tell me what paperwork i need to buy a piece of land and who do i need to get it from? Can a farang buy land in thailand?

    Many thanks.

Personal thought.....your a trusting fellow. Try waiting for a while. Fund building a house only when you have the time to be in thailand for the building part. And...question costs. Find disinterested party with knowledge of building houses. Get second opinions.. Information on ownership is conflicting. Best, I think to consult a thai real estate attorney An attorney with many references, both professional and client wise.... Most important...please remember that spats do occur between the engaged. You could be left "poundless"

Yes i trust her, I have been with her for 2 years now, We have had some good spats hahaha but it all works out in the end (I did live with her in thailand for a year). But then when i ran out of money i came back to the uk to work and send her money, To pay her uni fees, And her other living expenses and money for her to send to her parents every month.

When the building part is taking place my fiancee and her family can over look everything to make sure it is ok, I will have to stay and work in the uk to fund everything, I'm still pretty young (27) and dont have savings to just uproot and go live in thailand for all the time it will take to build a house.

If i contact a real estate ageny isn't that just for buying a house which has already been built? Not for buying land then having your own place built?

Thousands upon thousand of foreigners have done what you are thinking of doing. It is nothing new. It's the thing to do as they say. The mortality rate for marriages as yours would be is over 80%.....Suggest your get some anecdotal evidence before proceeding.....The attorney is for information and assistance. Real estate agents in thailand want a sale.....They will tell you how easy it is to "own"...Attorney advisors will give you more information about "buying" land or houses.

Farside, you, as a farang, will not be allowed to buy land. You will be able to own the building, but it will be on a leasehold agreement, usually on a 30 year period, which could possibly be extended for another 30. Lease expires, you, the farang, will own nowt!
Get very good legal advise BEFORE getting too involved. There are specialist legal firms that can advise you, and represent you if required. Do not just hand over the cash without knowing exactly what you are getting, no matter how well or how much you trust your lady, you are entering a minefield, do it with your eyes wide open.

That marrage mortality rate would be based on farangs who married bar girls or gogo girls lol

I'm no newbie to thailand i know what happens to most thai / farang relationships etc. My fiancee isn't a bar girl / gogo girl. The old saying springs to mind "You can take the girl out of the bar, But you can't take the bar out of the girl".

I will ask her to go see a estate agent attorney.

    Thanks

That 80% mortality rate is the failure rate for multi cultural marrages,,,,Marriages between people who've grown up differently, ...thru out the world......Sorry if you think I offended you... and, her uni training. Lots of training going on in thailand....like 4 years for tourism degree....I know of a person who did that. Young thai. cost her about 250,000 baht. Now owes alot to dad and mom......Surprised me when I learned a few months ago that she married an american and is living in fairbanks AK Need a way to pay back parents ya know...

A farang Can,t buy land in thailand . You have to buy it in the name of your Thai Spouse. The problem is , if she says goodbeye to you . you are losing everything land and the house.

I pay for my fiancees 4 year english business communications degree at uni, So she dosn't owe her parents money. She just sends them money every month from what i send her every month.

The marrage won't fail due to us growing up differently, I am young and very open minded so i can handle a lot of things unlike a lot of older people who seem to not want to change and adjust to a different lifestyle.
