My thoughts are:
Once married, buy the land in her name, 99 year non-negotiable lease to you with a ground rent of 20quid a year, then build house. Even if you then become one of the "80%" your investment is still safe.

Theres not much point paying to have a house built though if i can't actually own it, Also "if" i was to become one of the 80% then what would happen to the house? How would it be safe? Its on her land so it would be up to her what is done with it surely?

Gee....I remeber those feelings of rightness.....Felt the same way when I married my thai wife at 28 years of age....She worked as a translater in the US consulate in Bangkok....That was in 1972...These days ....I have answers for nothing....only observations and information...if someone cares to hear.....

We live in Tacoma Washington. Recently spent 6 months in thailand. March 05 thru September 05. Thoughts were to live in thailand. The generals who ran the country are gone....there is a freedom in thailand which I never would have believed. Newspapers...and such... Heat got to me....And, we rebuilt a house that we originally built in 1986......Hard woods, teak, redwood, and brick...two story..Cost about $18,000...Used much of the "old" wood. Just refinished it. .Labor was $4,800.....Much more than the 100 baht a day I thought I would be paying. Got three contractors to offer bid's....Had numerous friends ///neighbors in on the discussion. Wittness the procedings.... But, still did not go to"plan" . Got written bills for all new supplies bought. Checked and double checked.... prices at local supply and that new outfit, carfore....the french store. Families want to help families....skimming a few baht....sometimes big time baht is nothing new......can only say....be as careful and diligent as you can..... A thai lawyer wrote...."Only the diligent are protected by law"

You own the house and have a land lease for 99 years. Unless you plan to live longer than that then you are protected. If you get really paranoid then your will would state "in the event of my natural death....... " otherwise you would let the dogs home have the house until the lease is up.

Or, you would make sure when you build, that the house is portable and could be moved to another site in the event of trouble
