In a few years we will stay in Phayao.
We start to make our house there last year.
Many times go there on holiday and I am looking for that we can stay more long then a holiday.

Do you have to have a thai citizenship to own a home in thailand?

A foreigner can own an apartment, but not land. There are many rules, look at: http://www.thaivisa.com
There you can find a lot of info.
But I don't have to think about that many rules, my wife is Thai."My computer goes down on me more often than my wife"

Not really Betti, no to say you are wrong, but I drive from Phetchabun to CM in 5 hrs so should only be a couple of hours out of CM to Phrae.

It is about 200 kms from Chiang Mai to Phrae. The road is pretty good, though there are quite a few hills in the Phrae area which slowed me down. I would say less than three hours.

Yes, divided hyway to Lampang then it is more or less good for the rest of the trip, but not much divided after Lampang. Take hyway #11 at Lampang, maybe 60 KM to Phrae.
